You didn't ask for suggestions but I how much I enjoy living in the country. The fact that it was your grandparents place would make it that much better. It none of my business so if you quit reading here I completely understand but an idea comes to mind.

Your cousin and her husband have been thinking about down sizing yet they just put in a pool.
That seems a little odd. If she is like most women going from a huge and I am assuming fairly new house, to an older, again assuming, somewhat older humble farm house is not to work very well. Are they thinking about the buying the farm and building a new but downsized house? If so it looks like it would be to their advantage to buy just the land. That would leave the house, barn, and shop that you want. Also there might be neighbors that have adjoining land that might want to expand. Their offer for the land and your offer for the improvements might be more than your cousin's offer.

As an example at equipment auctions they often sell a tractor with loader in an interesting way.
First the tractor is sold without the loader - sale pending
Second the loader is sold without the tractor - sale pending
Third the tractor and loader is sold as one unit IF it brings more money that selling separate.
Facts should never get in the way of a good story.

Yes. Praying. Been in a similar situation. We're now in the house I was born in. Lived both coasts, but came back to Indiana after our older son was born. My mom and older brother were living in this house at the time. When Mom went into a nursing home, she said she didn't want anything done with the property till after she died. Privately she told me that she said this 'cause my brother was threatening to move to Arizona if she sold it to us, and that he was planning on buying it cheap, renovating, then selling it for a profit. Anyway, we out bid him, and there was a lot of family friction at the time between my brother, sister and her husband, and us. My brother and brother-in-law still aren't speaking because of it. But we definitely felt the hand of God in our getting this house, and now our granddaughter Lucy is the fourth generation of my family to live in it.
